Dear Neighbors,

Here's just a recap of our recent HOA Quarterly Meeting and other HOA news. 

Your HOA for Units 1, 2 & 4 will host an HOA Social on Saturday, May 11th at the Golf Club House "The Legends" from 3 p.m. - 6 p.m. with light finger food from 3 p.m. - 5 p.m.  Non-alcoholic beverages will be provided, and a Cash Bar available.  This will be a great time to come out and meet your HOA Board and fellow neighbors and ask questions about the HOA.  We will also have an update on our current C&R amendments and have joinders for residents to sign if they have not already done so.

Just a reminder, that our County Commissioner, Jeff Bergosh, informed us at our Annual Meeting that in the next few weeks, we will see the repaving of Doug Ford Drive and Shoshone with Choctaw to happen later.  This may cause some disruption in traffic flow for a little while so your patience is appreciated while the needed road repairs happen. Also, the county will be taking care of the Pueblo & Pale Moon drainage issue over the next weeks so that water does not continue to pool up for such a long duration of time and flows better.

An update to our C&R amendments: we have received enough votes for Unit 4 to pass.  Yeah!  We are very close to receiving the number of votes to pass for Unit 1 & Unit 2, but still would like to receive everyone's vote of approval to ratify these C&R changes.  If you have misplaced your joinder to mail back in, please email us for a copy at perdidobayhoa@gmail.com.  As a reminder:  the three amendments will include: 1) elimination of short-term rentals 2) combination of Units 1, 2, &4 as one unified organization, and 3) provisions for the HOA to recoup legal fees.  If you didn't receive your mailer or can't find it, we can send you a joinder to sign to support these amendments.  If we do not receive a joinder from you, that is automatically considered not in favor.  Remember, if your property is co-owned (both spouses for example are named on the title), then both owners must sign the amendment joinder.  There is no specific time-frame we need these back, but sooner is better so we can move on to other important HOA business.

We do need people who are willing to assist with HOA board positions to keep the momentum going. We have three board members who have announced  that this is their last year due to work commitments and other personal conflicts, and if by the October 2024 board meeting we do not have persons to fill those positions, the board is ready to disolve -which we are sure is not something the neighborhood would want happen.  If you are interested in serving, please email us or come to our next quarterly meeting to get a feel of what all goes on behind the scenes.  We'd love to have some new folks on the Board.  Keep in mind the HOA board is merely the mitigator of the C&Rs.  Regardless of the HOA Board, your C&Rs are still part of your property deed and as property owners you will be responsible to enforce any violations and also figure out neighborhood improvements. It is to your benefit to ensure an HOA governing board remains active - so please step up to assist.

There seems to be confusion about voluntary HOA dues vs. our C&R.  Our dues are volunary, but are appreciated because the dues help pay for our entrance sign, entrance irrigation and lighting, neighborhood bulletin board and little library, postage and printing expenses, website hosting, and of course, any legal fees incurred.   If you appreciate having an HOA, then please support us by paying your dues. Again our C&R are required to abide by because these were incorporated at the time of the development of our neighborhood and attached to your deed.  These are enforceable by homeowners and infractions mitigated by your HOA. It is important to be mindful and courteous neighbors - and ultimately help protect property value.  

As a reminder, the Legends Golf Club Restaurant is open to the public from 7 a.m. - 5 p.m. - for breakfast, lunch, and early dinner and has Happy Hour specials on some days.  Supporting our Golf Club ultimately ensures a golf course will remain which helps maintain our property values.  The public is also invited to reserve a tee-time to play golf - check with the Golf Club for current rates.

In closing, your current board would like to offer a few examples of how your HOA serves our neighborhood community.

Just a reminder that your voluntary Annual  HOA dues of $45 per property are due each March.  It is important you support your HOA. Checks can be made payable to the Perdido Bay Country Club Estates HOA and can be mailed to our PO Box 16231, Pensacola, FL 32507.

Notes:
Solar Panels:  Our HOA will not require plans (and therefore plan approval) for solar panel installations with
the following caveats - rooftop installations only; and since Northerly exposures don't face the sun, we do not
want the appearance of approving possibly useless panels.   

Estoppel Requests:  Estoppel forms/letter requests should be emailed to perdidobayhoa@gmail.com at which time our HOA President or Treasurer will respond as soon as possible and will address questions concerning the property to the best of their ability.

There is a fee of $250.00 to complete and return the Estoppel requests which will be done within 10 business days.  If a request for a rush Estopple (3 Business Days) is needed, an additional fee of $100 will be imposed; however, requesting a rush must be acknowledged by an HOA Board member to ensure it can be done within 3-Business Days, otherwise the request will be handled within the normal 10 business days. 

The HOA may charge up to the maximum allowed by the Florida Statute.      


Neighborhood Park Clean-up Day

We trimmed up foliage so that the park and the parking lot can be viewed from Doug Ford Drive, edged the sidewalks, blew the pine straw off the boardwalk and concrete surfaces, did some weed-wacking, and picked up trash.

In the photo above, some visitors dropped by to give us moral support.


DEER CROSSINGS

When you turn onto Shoshone Drive off Doug Ford Drive, there are two patches of woods that are used as a wildlife corridor of sorts.  An accident last year, caused by deer jumping out in front of a car, caused a mailbox to be destroyed.  A deer was killed there in March, and traffic was held up in both directions recently as a herd of deer crossed Shoshone Drive.  

Please drive slower than usual and be vigilant for deer that run across the road at these corridors.


MEETINGS


Our 2024 Annual Meeting was held at 6 p.m. on Thursday, March 14, 2024 at the United Methodist Church. Future HOA Annual Meetings will typically be scheduled in the month of March and notices posted here, on our community bulletin board, and notices mailed to all known residents a month in advance.  Please make sure your HOA knows your contact information - especially if you reside in another area during the year. Agenda items will include Secretary's & Treasurer's Report, President's Report, Election Results, Old & New Business such as updates on C&R amendments, other neighborhood business, and open forum for HOA resident questions and inquiries.

Our HOA has quarterly meetings on the 3rd Tuesday of each calendar quarter.  Meetings are held at 6 p.m. in the Legends Bar & Grill (Golf Club House) patio area. If needed, alternate locations will be posted here based on weather, club hours, etc.  Look here or on our HOA Community Board located on the corner of Shoshone & Choctaw for HOA notices. 

Our next quarterly Board meeting will be Tuesday, July 16, 2024 at the Legends Golf Club House at 6 p.m.  Our Quarterly Meetings are usually scheduled for The Club facilities but it  may be unexpectedly closed due to operation hour changes so you may have to walk around to the back patio or look for a posted new nearby location.  If weather conditions are questionable, a new location may be posted here and on our community bulletin board. Please arrive a few minutes early to check-in so we can start promptly. Agenda items will include Secretary & Treasurer's Report, President's Report, Old & New Business, and open forum for HOA residents.


    

Cell Towers Coming to PBCC

None of us want to see 5G towers in our front yards, but it looks like that is going to happen every 200 to 1000 feet down our streets.  The State of Florida has given the go-ahead to install the towers and prohibited local governments from regulating the towers.

The picture at the right shows a 5G tower that was installed on Pensacola Beach.  Most of us will not be happy with one of these installed in front of our home.

From what we have read, Florida Power & Light has not yet consented to the 5G companies installing their equipment on existing lights and poles. However, there is legislation being drafted that may push this through. Make sure your State Representative know your views on this topic to make a difference.
